Look up at almost any street in Albuquerque and you will see flat roofs edged with short stucco walls. Those walls are parapets, and they give Pueblo Revival and Territorial style homes their look. They are also the first place many homes start to leak. Parapet repair and stucco chimney repair keep that water out.
Parapet repair for Albuquerque flat-roof homes
A parapet gets hit from every side. Sun bakes the top and both faces. Rain and snow sit on the cap. The roof membrane meets the inside face, and water drains past it through canales. With that much exposure, small cracks in a parapet can let water straight down into the wall or under the roofing, and you may not see it until a ceiling stain appears inside.
Why do parapet walls crack and leak?
The most common causes we see are:
- A flat parapet cap that lets water sit instead of shedding it
- Hairline cracks on the cap that open wider each freeze and thaw
- A cracked joint where the roof meets the inside face of the parapet
- Failed or missing flashing and coping
- Canales that drip against the wall instead of throwing water clear
- Stucco that has come loose on the inside face, where it is hard to see from the ground
Because the cap faces straight up, it gets the harshest sun and the most standing water of any stucco surface on the house.
How we repair parapet caps and stucco
Parapet work starts on the roof. We check the cap, both faces, the corners and the joint with the roof. Then we fix what failed:
- We remove loose and cracked stucco from the cap and faces.
- We rebuild the cap with a slight slope toward the roof so water runs off instead of pooling.
- We repair or add metal coping or flashing where the design calls for it.
- We rebuild the stucco coats and match the texture and color of the rest of the house.
- We seal the roof-to-parapet joint and coordinate with your roofer when the roof membrane itself needs work.
Stucco chimney repair
Stucco chimneys face many of the same problems. The top, called the crown, takes direct weather, and cracks there let water run down inside the chimney walls. We repair crowns, patch cracked chimney stucco, reseal where the chimney meets the roof and re-coat the chimney to match the house. If the chimney has a metal cap or flue that needs work, we will point it out so the right trade can handle it.
Can a cracked parapet cause roof or ceiling damage?
Yes. Water that gets into a parapet often travels down the inside of the wall or under the edge of the roofing. It can soak insulation, rot roof decking and framing, and show up as ceiling stains well away from where it started. That is why parapet repair is one of the best things you can do for a flat-roof home, and why we check parapets during every stucco inspection.
Canales, scuppers and water flow
Flat roofs in Albuquerque drain through canales, the channels that stick out through the parapet and throw water away from the house. When a canale is too short, cracked or clogged, water runs down the face of the wall or backs up at the parapet. That leaves dark streaks, wears out the stucco below and can soak the wall. During parapet repair we check each canale opening, the stucco around it and the path the water takes, and recommend extensions or repairs where the flow is going the wrong way.
Signs your parapet needs work
- Cracks across the top of the parapet cap
- Stucco peeling or missing on the inside face above the roof
- Dark streaks running down from canales or corners
- Ceiling stains inside near outside walls
- A cap that holds puddles after rain instead of draining toward the roof
The best time for parapet repair
Late spring is ideal. The wind has usually calmed down, nights are above freezing, and there is time to finish before the monsoon starts in July. Fall works well too, after the summer storms and before the first hard freeze. Stucco should not go on in freezing weather, so winter work depends on a warm stretch.
After a big storm, look at your ceilings along outside walls and near the corners of the house. New stains in those spots often trace back to a parapet.
