The North Valley is some of Albuquerque’s oldest and greenest ground. It follows the Rio Grande north of downtown, with cottonwood bosque, small farms, horse properties and acequias, the traditional irrigation ditches that still carry water through the valley. Many homes are older adobe or adobe-style houses with thick walls, flat roofs and soft parapets.
Stucco repair in the North Valley
Older valley homes need a careful approach. Some are true adobe, some are frame or block made to look like adobe, and many have layers of earlier repairs. Hard cement patches over softer, older finishes can crack and trap moisture inside the wall. The valley’s high water table and irrigation also keep the ground damp, and the base of the walls is often where stucco breaks down first.
We start by finding out what the wall is made of and what earlier repairs used. Then we repair with materials that bond and let the wall dry, so the fix does not create a new problem.

Life along the acequias and the bosque
The acequias, cottonwoods and farm fields that make the North Valley special also shape how its homes age. Big cottonwoods shade walls and drop leaves into canales. Irrigation runs past homes on a schedule, soaking the ground for days at a time. Many homes have courtyard walls, portales with wood posts and additions from different decades. We look at how water moves around the whole property, not just the damaged patch, and fix the stucco along with the drainage that caused the damage. Clearing leaves from canales each fall and keeping irrigation water from pooling against the walls goes a long way here.
