The Westside sits up on the West Mesa above the Rio Grande, looking back at the Sandias. Much of it was built from the 1990s onward, including neighborhoods like Ventana Ranch in the northwest part of the city, not far from Petroglyph National Monument.
Stucco repair on the Westside
Westside homes share a few traits. Many are production homes from the 1990s and 2000s, now reaching the age when the first color coat is tired and cracks have started. The mesa is open and windy, and spring winds carry sand that wears down finishes on exposed walls. Sandy soil can settle, which shows up as cracks at window corners and garage walls. Some homes also use foam trim or synthetic stucco that dents and needs different repairs.

Getting the most out of a first recoat
For many Westside homes, the next big stucco step is the first full recoat since the house was built. Doing it well now sets up the next twenty years. We start by repairing every crack and dented foam area, then check for moisture around windows and at the base of the walls. Once the walls are sound, a new color coat or a quality elastomeric coating restores an even finish and extra protection against wind and sun. If you are in an HOA, we match your approved color. Doing the repairs first is what keeps the new finish from cracking in a year or two.
