The Northeast Heights is the biggest part of Albuquerque for many people, stretching from roughly I-25 east toward the Sandia foothills. Much of it grew fast in the decades after World War II, so the Heights is full of single-story ranch homes, many of them stucco, alongside newer homes farther east and higher up the slope.
Stucco repair in the Northeast Heights
Homes built in the 1950s through the 1980s are now old enough that their stucco has usually been patched more than once. We often find several generations of patches, each a slightly different color, plus faded walls where the original color coat has worn thin. Hairline cracks at window corners and along garage walls are common, and flat-roof sections and parapets add their own leak points.
The good news is that most of it is repair, not replacement. A round of crack repair followed by a new color coat gives these homes one even finish again.

Mid-century homes and the foothills
The Northeast Heights covers so much ground that homes on the west side and the east side can face different conditions. Homes closer to I-25 are often older, with flatter lots and decades of patches. Homes near the foothills sit higher, get more wind off the mountains and take stronger sun with less shade, so their color coats fade faster. Many Heights homes also have block garden walls and courtyard walls that crack in a stair-step pattern over time. We look at the whole property, including those walls, and suggest the repairs that make the biggest difference for the money.
